N/A means tiers do not apply. We still carry out these three services — we agree the scope with you first.
- Disrepair Surveys (CPR Part 35)
- Independent expert inspection and reporting on housing disrepair, under the agreed instruction and CPR Part 35.
- Inventory and Check In Inspections
- Inventory, photographs and a record of contents, fixtures, fittings, cleanliness and condition before tenants move in.
- Check Out Inspections
- Comparison against the check in report, identifying damage, missing items and changes in cleanliness, allowing for fair wear and tear.
Testing, opening up, monitoring or extra visits are never automatic at any tier — we agree those separately. No tier includes a valuation. These are our own service tiers, not RICS Home Survey Levels.

About us
Surveying property since 2006
Energreen Solutions Ltd is an independent property surveying practice. Our work centres on building pathology: establishing what has gone wrong in a building, why it has happened and what will put it right.
Where we are investigating a defect, we consider the property as a whole — construction and building fabric, exposure, heating, ventilation and how the building is used — so that remedial advice addresses the cause rather than the symptom. Findings are supported by what we observe on site and by relevant measurements, and recommendations are set out in practical terms with priorities.
No inspection can establish every cause with certainty or reveal defects that are concealed. Where the evidence is inconclusive we say so, explain the limitations of the inspection and set out what further investigation would be needed. Inventories and completion checks are records of what was found rather than investigations into cause.

How we work
-
Cause before remedy
We work out what is driving a defect before recommending how to put it right, rather than treating the symptom.
-
The building in context
Construction and building fabric, exposure, heating, ventilation and how the property is used are all taken into account.
-
Evidence on the record
Conclusions rest on what was observed at the property and on relevant measurements taken at the time.
-
Clear about the limits
Reports explain probable causes, state the limitations of the inspection and identify where further investigation is needed.
